Owner's Representative — Victoria, BC

Somebody has to answer to nobody but you.

Solihull represents strata corporations, off-Island developers, and real estate investors through the capital projects that keep them up at night — building envelopes, parkades, roofs, and the older construction underneath them. We work for you. Not the contractor. Not the engineer. You.

The Mission

Protecting you from construction risk, budget bloat, and schedule creep.

Capital projects on older buildings go wrong in predictable ways: the scope grows once walls come open, the invoices stop lining up with progress, and the strata council is left translating engineering reports at 9pm before a vote. Solihull exists to stand between you and that outcome — on building envelopes, parkade waterproofing, roofs, and everything below grade.

EXPERTISE / 01

Complex, below-grade builds

Seven-storey wood-frame structures sitting on two-level concrete basements, built below the water table — the exact geometry where waterproofing failures, dewatering mistakes, and shoring errors turn into seven-figure claims.

EXPERTISE / 02

Older building envelopes

Historic and mid-century stock brings assemblies, materials, and code exposures that today's trades don't always recognize. We know what's normal for the building's era and what's a red flag.

EXPERTISE / 03

Multi-party coordination

Engineers, contractors, strata councils, and property managers each optimize for their own risk. Someone needs to hold the whole project's interest — that's the seat we sit in.

How We Work

Three roles. One person accountable for all of them.

Pre-Construction

The Translator

Feasibility analysis before you commit capital. We turn dense engineering reports into plain language your council can actually vote on, then run the RFP process to weed out the low-ballers before they win the job on price alone.

Active Oversight

The Enforcer

Weekly site meetings held to a strict 30 minutes. Every invoice checked against progress before it's paid. Quality verified in person, not assumed from a photo — so the schedule holds and the budget means something.

Post-Construction

The Closer

Health, safety, and environmental sign-off under the Occupational Health and Safety Act, deficiency lists closed out, and a project file that will hold up if anyone asks questions in five years.

If your capital project has more than one contractor invoice on it, it needs an owner's rep.
